Owners Services

  • Marketing – We will advertise your property on several sights including ours, and we will put a sign in the yard.
  • Showings – We will meet the potential tenants at the property and show them all of the assets of your rental home.
  • Tenant Screening – We require proof of income, background check, credit report and rental history on every prospective tenant 18 yr and older. 
  • Rent Collection – The rent is due on the 1st of each month. We offer online and in-office payments. A reminder will be sent on the 5th of the month to tenants with unpaid balances. We have a procedure in place that is successful if further action needs to be taken. 
  • Maintenance – Maintenance requests are to be made through the tenant portal unless emergent. The owner will be notified unless other arrangements are made with the property management. If the work will be over the pre approved amount, there is an approval process. 
  • Financial Reporting – An owner statement will go out every month after payment is disbursed. Owners have 24/7 access to our owner portal. 
  • Inspections – The property manager will do a 6 month and annual inspection after the start date of the lease. There are options to conduct more inspections. 
  • Eviction Process – The property manager will oversee this whole process to take the stress away from the owner.
  • Great Customer Service – The online service never closes for your convenience. The property manager is here to make sure owning an investment property is as stress free as possible. You will have the property manager’s personal contact information for after hour emergencies and concerns.
